Here is an outline of the sales process and what you can expect from us
1. Accurate Market Appraisal
Prices from agents will often vary. Our aim here is to ensure we are targeting a realistic figure. Overvaluing can be common with agents simply trying to win an instruction; however, this can also be detrimental if the property doesn’t get the initial interest it deserves. Rawlinson and Webber will give you both a marketing price and a price we would expect to achieve. Our aim is to achieve the highest possible price for our clients by generating as much quality interest as possible.
2. Dedicated and Local Property Experts
With over 100 years’ experience, we have unrivalled local knowledge and expertise of the local property market. You will have access to all of our sales team who will assist you from start to finish.
3. Instruct
We will need to carry out our due diligence such as ID checks and obtain formal instruction from you in order to market the property. At this stage we can agree how often you would like to be contacted, viewing arrangements and the time frame you are working towards.
4. Solicitor
The successful sale of your home or any onward purchase can be reliant on the instruction of an efficient solicitor who has expertise in the conveyance process along with a good understanding of the local area. It is advisable to carry out research and choose one before placing your property onto the market. Rawlinson and Webber can help you with recommendations as in many cases the relationship with the solicitor is key for the transaction to run smoothly and overcome any issues that may arise.
5. Prepare
You never get a second chance to make a first impression. Buyers spend 60% of their time online looking at the photographs. Hence why presentation & photography is KEY. We will help provide you with presentation advice and arrange any necessary work to prepare the property for photographs and viewings. We will also need to ensure we have an EPC in place, agree pricing strategy and marketing material.

We have spent a lot of time researching into the best property platforms, technology and proven marketing techniques to promote your property.
7. Marketing
The property will be marketed on the UK’s leading property portals: Rightmove and Zoopla. We will also market the property on the Rawlinson and Webber website and use campaigns on our social media platforms to target a different type of audience through reels, stories and creative posts. Your property will also be displayed in our prominent double fronted office window.
Our clients also benefit from premium and featured listings on the property portals, meaning your property appears at the top of listings as well as having bigger pictures and text.
8. Viewings
All viewings will be confirmed with you prior to appointment. You will also receive email confirmations for your records of who we are going with and when. We will only book viewings in with pre-qualified applicants and we will always accompany the viewings unless otherwise preferred. We aim to provide insightful feedback within 24 – 48 hours.
9. Offers
All offers will be reported to you by phone and in writing within 24 hours. We aim to qualify all offers by asking for proof of funds or mortgage approval. We will also refer the buyer to our independent financial advisor if they do not have one. We will negotiate all offers on your behalf to ensure we achieve the highest possible price.
10. Sale Progression
Once an offer has been agreed we will issue a Memorandum of Sale (MOS) to both your solicitor and the buyer’s solicitor to get the ball rolling on the legal process. Using our high-tech software, we will ensure we keep track of each step and keep you updated to work as proactively as we can to overcome any obstacles and achieve completion.
11. Completion
Once you have exchanged contracts and completed, you will now be able to hand over the keys to the new purchaser.
