1. Accurate Market Appraisal
We will provide you with a free, no obligation valuation and advise you on how much you can expect to receive in rental income. The rental value can depend on various factors, from the general presentation of the property, furniture, parking, outdoor space to the location, transport links and local amenities. We use the best tools available to ensure you are provided with a realistic valuation to guarantee you the best possible rent tailored to your requirements.
2. Landlord Service Options
At Rawlinson and Webber you can choose from one of our three service levels to find the best fit for your requirements. Whether it’s a tenant find service only or a fully hands-off service from start to finish, we can offer a service to meet your requirements.
3. Legal Compliance
In an industry that is constantly subject to regulatory changes, it is always worth having an agent who is actively up to date on legislation. We are a fully licensed and regulated agent. We are able to adapt quickly & implement any necessary procedures. From ensuring there is an EPC, Electrical Installation Condition Report, Gas Safety Certificate, we will ensure your property remains compliant at all times.

6. Marketing
The property will be marketed on the UK’s leading property portals: Rightmove and Zoopla. We will also market the property on the Rawlinson and Webber website and we will also use our social media platforms to target a different type of audience through reels/stories and creative posts.
Our clients also benefit from premium and featured listings on the property portals, meaning your property appears at the top of listings as well as having bigger pictures and text.
7. Viewings
All viewings will be confirmed with you prior to appointment. We will only book viewings in with pre-qualified applications and we will always accompany the viewings unless otherwise preferred. We aim to provide insightful feedback within 24-48 hours.
8. Offers and Tenant Vetting
As soon as an offer has been made, we will contact you to provide full details. All offers are subject to satisfactory references, which are carried out by our partners Homelet.
9. Inventory and Schedule of Condition
If the property is managed by us, prior to moving the tenants in we will carry out a photographic inventory and schedule of condition. This will be sent to you electronically as well as to the tenant to ensure both sides are satisfied. A quality report is essential in order to support evidence if there are any disputes or damage at the end of the tenancy.
10. Tenancy Agreements
The Tenancy Agreement will be sent to you and the tenants electronically to give you all time to read the document in your own time before signing.
11. Rent and Deposit Registration
If the property is managed, prior to move in we will arrange collection of the first month’s rent as well as the deposit amount. Upon receiving, we will register the tenants deposit with the DPS (Deposit Protection Scheme).
12. Arranging Move In
Finally, once all the paperwork and property preparation is done, we can get the keys released to the tenant and the tenant moved in!
